Often, someone conducts a survey and finds that the fence between two properties is not on the property line. This can give rise to a boundary dispute. If one person has used the overlapping property continually for ten years, that person may be able to claim title to the piece of property. "Using the property" includes maintenance activities such as mowing, cultivating, and trimming.
Emotions can run high in these situations, but often the cost of a court case will be more than the disputed property is worth. We prefer to discuss the issues with both property owners and try to reach a compromise before taking the matter to court.
